The Sylvia apartments are located on Northwest Marshall, just 100 feet from 23rd Ave the heart of Portland’s trendy NW 23rd Avenue in an area called the Slabtown district one block from the Alphabet district and Nob Hill. The place where old meets new in a 1904 building with old world charm and today’s style.

When I purchased the building there were three floors with one bathroom on each floor. After our 2007 acquisition we made the 12 unit building into eight (8) shared units (single room occupancies SRO) on two floors with their own kitchens with bathroom for Tenants per floor and made four (4) complete studios with their own baths.

A Lovely Foursquare and very reasonable prices.

The building is right in the heart of NW but above 23rd Ave so parking in available and most buildings on the street are single family residences. This area is zone M. Walking in any direction are beautiful homes to the fun of 23rd Avenue. Being located above 23rd Ave the surroundings are tree lined streets.

100 feet from the property are both the cable car and busses taking you through the city. Bike lanes are plentiful. The light rail station is a little more than a mile away.

All units are single occupancy only due to shared bathrooms on two floors and shared utilties throughout the building. There is an add on to rent from $85 to $130 dollars a month as a charge to be added as rent for all utilties, gas, water, electric, garbage sewer and heat. You pay only for internet or cable and currently there are two shared internets (Tenant run ) and if you want your own there are hookups for comcast in each unit. units. The utilties are an estimate with some years exceeding the amount collected and some months less than previous years due to increases in utilties and weather.

Beyond the boutiques, banks, bars, restaurants, stores, salons. A plethora of local and national stores including Williams Sonoma, Pottery Barn, lucky and Levi jean stores, Kiehl’s and many more. Bars and restaurants from Barista, Bamboo Sushi, Big burger, Salt and Straw, Matador, St Jacks etc., Grocery shopping all walkable, from Trader Joes, New Seasons, Food Front and Fred Meyer.

If you love the outdoors walk to PGE Park and see the Timbers and Thorns. The amazing location puts you within Forest Park by half a mile which is the largest city park in the United States. This park includes over 100 miles of trails winding through the forest through Pittock Mansion the Portland Rose Gardens, Japanese gardens and the Zoo. Walk, hike, run or bike through the Park.

23rd Ave and NW Portland cross streets are in alphabetic order. 20 blocks on 23rd from the alphabet district Burnside to Lovejoy and the Slabtown from Marshall to Thurman.

Parallel to 23rd and two blocks down is also the famous 21st avenue with a multitude of mostly restaurants and bars.
